Buying an Apartment in Mallorca
What does an apartment in Palma cost? Studios and small apartments in the old town start around €350K. Family apartments in Santa Catalina or central Palma typically range €700K–€1.8M. Sea-view penthouses in prime locations reach €2M–€8M+.
What are community fees (gastos de comunidad)? Monthly building fees covering shared maintenance, lifts, pool, concierge and insurance. They range from €50/month in a small building to €500+/month in luxury developments with full services.
Can I rent out my apartment to holiday guests? Short-term holiday rentals require a valid ETV license. Palma city itself has very limited new licenses, so a property with an existing ETV is a significant advantage. Long-term (32+ days) rentals are generally unrestricted.
Are apartments in Mallorca a good investment? Central Palma apartments have shown consistent appreciation and strong rental demand. Seafront and old-town locations are the most resilient, with limited supply driving long-term value.
What taxes apply when buying an apartment? Taxes and fees depend on whether the home is a resale or new build and on your circumstances. Ask an independent lawyer and tax adviser for a current, itemised estimate.
