Typical seller costs include the agent commission (usually 5–6% + IVA, depending on the property), Plusvalía municipal tax, and capital gains tax (19% for EU residents, 24% for non-EU on the net gain). Non-residents also have a 3% retention withheld at the notary.
Do I have to list my property publicly to sell it? Not necessarily. The marketing approach can be adapted to your preference for visibility or discretion and agreed clearly before launch.
How long does it take to sell a property in Mallorca? Correctly priced properties typically receive serious offers within 2–4 months. From accepted offer to notary completion is usually 6–10 weeks. Pricing, presentation and the right buyer match are what set this timeline.
Do I need to be in Mallorca to sell my property? No. With a Power of Attorney to your lawyer, the entire process can be handled remotely. I represent you locally and report regularly — many of my international sellers complete without flying in.
What documents do I need to sell my property? Title deed (Escritura), Nota Simple, latest IBI receipt, energy certificate (CEE), community fees statement, and (if applicable) ETV holiday rental license. I'll send a full checklist and coordinate with your lawyer.
